Answers to the questions Scottsdale homeowners and property managers ask most about foam roofs, coatings and repairs.
It depends on the roof size, the condition of the roof underneath, the foam thickness and the coating you choose. A tear-off adds labor and disposal. You get a written estimate after we've inspected the roof.
There's no fixed calendar. The coating wears faster on roofs with more sun and foot traffic. Yearly inspections show when the coating is getting thin, and recoating before the foam is exposed costs far less than repairing it.
Often, if the existing roof is dry and well attached. We test for moisture first. Wet layers have to come out, because foam sprayed over trapped water causes problems later.
It's one of the most common flat roof systems in the Valley. Foam adds insulation across the whole deck, and the reflective coating on top protects it from UV and sends back much of the sun.
A foam roof is spray polyurethane foam applied as a liquid that expands into a solid, seamless layer over the roof deck, topped with a protective elastomeric coating.
The Spray Polyurethane Foam Alliance's roofing committee recommends inspections at least once a year, ideally twice, and after severe weather.
Acrylic coatings stay cleaner and recoat easily but don't like standing water. Silicone handles ponding better but generally only bonds to more silicone when it's time to recoat.
Birds peck at foam, especially where the coating is thin. Each hole should be sealed and recoated so water and sun can't reach the foam.
If the roof is sound and the leak comes from small cracks or seams, often yes. If the roof is wet or failing, a coating only hides the problem.
Many roof replacements do. Scottsdale, Paradise Valley and Fountain Hills each have their own building departments, and we check the requirements before work starts.
