Scottsdale Foam Roof Repair
Blisters, punctures, cracks and leaks on existing foam roofs, cut out, rebuilt and recoated so the repair lasts.
Most foam roofing repair in Scottsdale starts with damage that's small and easy to fix if someone catches it. A bird peck, a dropped tool or a blister under the coating lets water and UV reach the foam. Left alone, that spot grows.
A proper repair cuts out the damaged foam back to solid material, fills it with new foam or a compatible sealant, and recoats the area so it's protected again. The patch should blend into the roof, not sit on top of it.
We start by finding the actual source. Water on a ceiling can travel a long way from the hole that let it in, so we trace it on the roof before we quote a fix.

Raised bubbles in the foam or coating, often from moisture trapped under the surface. They're cut open, dried, filled and recoated.

Birds peck at foam, and tools, satellite installs and foot traffic gouge it. Each hole is cleaned out and sealed.

The joint where the roof meets the wall moves the most. Cracks there get opened, sealed and reinforced.

AC stands, coolers, pipes and skylights get disturbed during service. We reseal around each one and rebuild worn foam.
| Problem | What you'll see | Usual repair |
|---|---|---|
| Worn coating | Tan or brown foam showing through | Clean and recoat the area or the roof |
| Blister | Raised bubble, soft when pressed | Cut out, dry, fill with foam or sealant, recoat |
| Punctures | Small holes, often in clusters | Clean out, seal, recoat |
| Ponding | Water sitting a day or more after rain | Build up low spots with foam, recoat |
| Crack at a wall | Line along the parapet joint | Open, seal, reinforce, recoat |
Many repairs end with a recoat of the area, because the coating is what protects the foam from sun and water.
Hail, debris and wind can nick the coating. A look at the roof after a big storm catches damage while it's small.
If white or tan coating has worn to darker, rough foam, UV is reaching it. That's the time to repair and recoat.
AC replacements and solar installs are hard on a roof. Have the roof checked after any trade has been up there.
Water stains mean the leak has been going on a while. Call before the next storm, not after.
Repair cost depends on how much foam is damaged, whether water has soaked into it and how much of the coating needs to be redone. A handful of punctures is a short visit. Wet foam that has to be cut out over a larger area is a bigger job.
When the coating is worn across most of the roof, spot repairs only buy time. In that case we'll show you the condition and price both the repair and a full recoat so you can choose.
Tell us about the roof and what you're seeing. We'll set up a time to inspect it and talk through options.
Free estimate, no obligation

We inspect the roof, follow the water path and mark every damaged area, not just the obvious one.

Damaged and wet foam is cut out to solid material and the area is cleaned and dried.

New foam or a compatible sealant fills the area level with the surrounding roof.

Coating goes over the repair and past its edges, and we check the area again before we leave.
Usually. Foam is easy to repair in sections. Replacement only makes sense when a large share of the foam is wet or badly degraded.
Birds often peck at foam, especially where the coating is thin. Each hole lets water in, so they should be sealed and recoated.
Call with what you're seeing. We'll set up an inspection, and small repairs are often done on the same visit once the source is found.
The repair is recoated with a compatible coating. It may look slightly brighter until the rest of the roof is recoated.
